What is the rent check?

The rent check calculates whether your rent is fair based on the WWS points system 2026. We automatically retrieve data from the Land Registry, WOZ value register and EP-online.

How does the points system work?

The Housing Valuation System (WWS) assigns points based on surface area, energy label, WOZ value, construction year and facilities. Up to 186 points, a legal maximum rent applies.

Is this check free?

Yes, the rent check is completely free. You can check unlimited addresses.

What if I'm paying too much?

If you're overpaying you can submit a request to the Rent Tribunal (Huurcommissie) for an official assessment (EUR 25). Within 6 months of your contract start a reduction applies retroactively from the contract date; after that a reduction only applies going forward.
