Registration steps

1. 1Create a free account at https://magisrealestate.com/register
2. 2Check https://magisrealestate.com/for-rent regularly: units released by tenants terminating their contract are posted on business days
3. 3For the Novum project in Rijswijk, residences are posted every business day at 12:00 Dutch time and you may only book one
4. 4Fill in the application form on the listing, including your motivation
5. 5You receive a confirmation email that your application is being processed
6. 6If several people apply for the same residence, an automated lottery decides, weighing motivation and the balance of the community
7. 7Students supply an admission letter from their university; starters supply their three most recent payslips

• •There is NO waiting list. The site explicitly asks you not to call or email when nothing is available
• •Supply appears and disappears within a day: check daily, and around 12:00 for Novum Rijswijk
• •When several people apply, a lottery decides, not first come first served. Write a real motivation, it is weighed
• •Student complexes require an admission letter from your university; after graduating you may stay another 6 months
• •Starter complexes such as The Wing, The Rumour and De Wester ask for your three most recent payslips
• •The deposit is one full month's rent including extra costs such as furniture rental, service and energy
• •If your rental period starts one or two months after signing, they first ask for a EUR 500 prepaid security deposit
• •Student residences are fully furnished; some complexes are rented unfurnished
• •Pets are not allowed, except assistance dogs with valid IGDF or ADI certification
• •Smoking, including e-cigarettes, is banned inside the buildings and homes
• •Final cleaning on move-out costs at least EUR 50 excluding 9 percent VAT and is deducted from the deposit
• •No Google rating found on their own site
