WoonBusters respects your privacy. In this privacy policy, we explain what data we collect, why, and how we protect it. This statement complies with the General Data Protection Regulation (GDPR).

Data Controller

What data do we collect?

The data we collect depends on how you use WoonBusters:

Free users (searching)

• No name or email address needed: you can search without an account
• Cookieless visitor statistics via Umami, without personal data
• Which listings and screens you open, tied to a random device id, so we can see which features get used. On the website we only keep that id in your browser if you accept the cookie notice; if you decline, we measure nothing

Subscribers (alerts)

• Email address - to send alerts
• Search settings - to match relevant properties
• Payment information - processed by Stripe (we do not store credit card data)
• Whether you open our emails and what you click, via a tracking pixel and tracking links on our own domain, so we can see which alerts are useful

Why do we use your data?

• Email address: to send you alerts about new properties matching your criteria
• Search settings: to filter the right properties for you
• Payment information: to process your subscription
• Usage statistics: to see which features, emails and notifications get used and to improve our service

Legal Basis

• Contract performance - for delivering alerts to subscribers
• Legitimate interest - for usage statistics, measuring our emails and app, and fraud prevention
• Consent - for optional marketing communications (if applicable)
• Customer relationship - for messages about your free account and our paid alerts, based on your usage; you can unsubscribe in every message and you can object

Sharing with Third Parties

We only share your data with parties necessary for our service:

• Stripe, payment processing (PCI-DSS Level 1 certified)
• Hetzner Online, hosting of the website, API and database (Germany)
• Amazon SES, e-mail delivery (Ireland/Germany)
• Umami, cookieless visitor statistics, no personal data
• OpenAI, turning public listing text into structured attributes
• Expo, push notifications in the mobile app

We never sell your data to third parties.

Cookies

WoonBusters uses minimal cookies:

• Functional cookies, for session and preferences (necessary)
• Statistics via Umami, cookieless and without personal data
• A random device id in your browser storage for usage measurement, only after you accept the cookie notice

Umami sets no cookies and stores no personal data, so there is nothing to opt out of. Blocking third-party scripts in your browser works all the same.

Data Retention

We keep your data for as long as your subscription runs, and for 12 months after you cancel. After that we delete your email address, your phone number and the note you left when cancelling. Your search settings, plan type and dates stay, only so we can see how our service is used. Your Stripe customer number stays until 24 months after you cancel, for questions about past payments, so until then that data can in exceptional cases still be traced back to you; after that we remove that link too. If you want everything gone sooner, email [email protected]. We keep invoices for 7 years because Dutch tax law requires it.

Listings from public sources

The homes on WoonBusters come from the public listing pages of letting agents, landlords and housing associations, including the DAK regions (mijndak.nl). We take over the characteristics of the home, such as address, rent, floor area, type, energy label and, for housing-association homes, the allocation model, always with a link to the original listing. From DAK we take no photos and no listing texts, we never read anything behind a login, and we only show a landlord's name when it is an organisation. When a home disappears at the source we remove it from the site; we keep its characteristics afterwards for market statistics. If you are a landlord or housing association and do not want your listings on WoonBusters, email [email protected]; for DAK, a rule in the robots.txt of the regional site also stops us before the next fetch.

Facebook Marketplace. We read the public, logged-out part of Facebook Marketplace (property rentals category) and store, per listing, only the listing number, the price, the property type, the number of bedrooms and bathrooms, the town and a rounded location, plus when we first and last saw the listing. We store no title, text, photos, street name or details about the person offering the home, and we do not contact them. Our legal basis is our legitimate interest, and that of home seekers, in being able to find publicly offered rental homes (art. 6(1)(f) GDPR). As soon as a listing disappears from Marketplace we delete the data within a day; after that we keep only anonymous statistics (town, type, price band, how long the listing was visible). Do you offer a home on Marketplace and would you rather we did not point to it? Email the link to [email protected] and we remove the reference within 5 working days. You have the right to access, erasure and objection; see the contact details below.

Your Rights

Under the GDPR, you have the following rights:

• Right of access - request a copy of your data
• Right to rectification - have incorrect data corrected
• Right to erasure - request deletion of your data
• Right to restriction - limit processing of your data
• Right to data portability - receive your data in a standard format
• Right to object - object to processing

Security

We take appropriate technical and organizational measures to protect your data. This includes encrypted connections (HTTPS), secure servers, and restricted access to data.

Changes

We may update this privacy policy from time to time. For significant changes, we will inform active subscribers by email.
